To cover the needs for storage space and office space, I moved into my own business premises in Vienna. TORLAND receives thereby its own business address.
When I received the first delivery from Turkey in September 2017, 16 boxes were stacked on my doorstep. For Christ’s sake, where with these boxes? There was nothing left for me but to squeeze everything into my little room in Vienna. I immediately realized that it was high time to find a storage room. So I set out to look for a suitable location.
Fortunately, the Chamber of Commerce offers great assistance to companies looking for suitable locations. For example, demographic statistics can be obtained to find out how pedestrian frequency and shopping behavior are in individual streets. Or you can generally get advice on locations. I happily used some of these services.
Own shop or just office?
I came up with some criteria that my new business location should meet: office space, storage space, reasonably easy accessibility by public transport, and the option to make my own display. My idea was that I might be able to combine office, warehouse, and shop.
Of course, well-frequented shopping streets are much more expensive than out-of-the-way quarters. I realized that it would be too early for me to open my own shop. For this shop opening times would have to be established, which require personnel. That’s why I looked for cheaper locations. I visited several districts and looked at over thirty empty business premises. Ultimately I found what I was looking for in the 15th district, a location not far from where I live.
Investment in a pleasant working environment
In December 2017, we started to set up the new office. Katrin Tschürtz supported me actively. We had agreed that she would support me later in setting up the company, which makes me very happy. It took some work: I wanted to put in a new floor to make the atmosphere in the office even more beautiful. It is very important for the motivation that we feel very comfortable in the office.
I was very happy that her father Karl, a former carpenter, and her friend James laid the new floor themselves. This saved me some money, because there were still further investments: Stable shelves for the future goods and the office infrastructure. In the course of January 2018 we were ready: we were able to move into the new office.
Co-working in the new business premises
The location on Goldschlagstraße 33 meets all my criteria. I even have the opportunity to make certain opening times and receive customers, as it is a street-side location with the option for a window dressing. But this will only make sense if I have enough products to offer, which will take a few more months.
Since I have more space than I need myself, I decided to provide two office desks to other companies. This lowers my fixed costs and makes work in the office more interesting because other people come and go. In addition, this underlines my brand values, namely sharing my infrastructure with others in the sense of a sharing economy. Since February 2018 co-working with two other people, who each represent a different company, takes place in my premises.
